Union Square Residences and Super Low Energy
The residential tower of Union Square Residences holds BCA’s Green Mark Platinum (Super Low Energy) certification, awarded in August 2024. The brochure calls it a commitment to reducing energy use through efficient design and renewable solutions.
The commercial components of Union Square target the same certification, according to CDL’s October 2024 release.
Passive Design at Union Square Residences
Much of the saving comes from the shape of the building. The tower is oriented for natural ventilation in the common areas and homes, the facade is designed to reduce solar heat gain, and deep recessed balconies and horizontal ledges shade the interiors.
A central open-air well brings natural ventilation to the lift lobbies and corridors, and a porous building form lets air move through the development.
Efficient Systems at Union Square Residences
Inside, the brochure lists energy-efficient air-conditioning in every home, LED lighting with motion sensors in the common areas, and lifts with regenerative drives, variable-voltage variable-frequency control and a sleep mode.
Water-efficient sanitary fittings in every home and an automatic irrigation system for the main landscape areas reduce water use.
Healthier Materials at Union Square Residences
The developer specifies sustainable materials certified by approved local bodies, and low-VOC paints on all internal walls for better indoor air quality.
Landscape and water features on the podium help reduce urban heat build-up, and more than 70% of the Union Square site area is planned as greenery.
Waste and Mobility at Union Square Residences
Recycling bins, a pneumatic waste collection system and double refuse chutes for recyclable and general waste handle rubbish, while carbon monoxide sensors modulate car park ventilation.
Bicycle parking encourages green transport, and three MRT stations within about 500 metres make the car optional for many residents.
The Smart Home at Union Square Residences
Every home has a Smart Home Gateway linking its devices to a mobile app: a smart air-conditioner that can be switched on before arriving home, smart lighting, a digital lockset opened by PIN, biometrics, key or tag, a video doorbell, a smart camera and a smoke detector that sends alerts.
Voice control works through the Google Home app, and energy monitoring tracks household consumption.
The Smart Community at Union Square Residences
Beyond each home, the community system handles facility bookings and payment, visitor pre-registration with QR codes, a parcel station that alerts residents when a package arrives, and an audio-video intercom that lets residents admit guests from the app.
Together they reduce queues at the guardhouse and keep deliveries secure.
What Green Design Means for Union Square Residences Residents
For residents, the certification translates into shaded, ventilated common spaces, efficient systems in the home and lower energy use in the shared areas, which feeds through to the cost of running the development.
It also places Union Square Residences among the newer generation of city homes designed around energy performance from the first drawings.
Seeing the Features at Union Square Residences
The project details page summarises the certification and the amenities page describes the smart living features. The brochure on the e-brochure page sets them out in full.
