Drawn this stage is what the bank pays the developer at that milestone, which is not always the statutory stage percentage: your own funds cover the first part of the price, so at 75% loan-to-value the first bank payment, at the foundation stage, is only the 5% above the 25% you have paid. The disbursement column adds up to the loan, not the price. Instalments are amortised on the amount drawn so far over the full term. Reading the Union Square Residences Payment Schedule
Cash and CPF meet the booking fee and the rest of the buyer’s own share first. The bank then pays each certified stage from the foundation onwards, through TOP to the Certificate of Statutory Completion, so the monthly repayment rises as the tower is completed. Where early stages are already certified at booking, the Sales Concierge sets out the sums due together.
For a buyer still repaying another home loan, the 45% limit raises the upfront sum sharply, and ABSD can become the largest single cost. Size the loan with the TDSR calculator, then match the schedule to a particular unit at a showflat appointment.
